Grupo HIMA San Pablo rings in the New Year with the unveiling of The Residences at Gallery Plaza in Condado, CARIBBEAN BUSINESS learned. The Residences, the first upscale assisted-living complex for seniors in Puerto Rico, will consist of 99 units acquired from Swiss Chalet Inc., owners of Gallery Plaza in Condado, with a $150 million investment.
The units, mostly in the north tower of the Gallery Plaza hotel-retail complex (closest to Loíza Street), will feature 41 one-bedroom units and 58 two-bedroom units that will be available for rent later this month, according to Joaquín Rodríguez, CEO of Grupo HIMA San Pablo.
Rodríguez described the acquisition as a turnkey transaction whereby Swiss Chalet Inc. delivers the 99 units, formerly part of the condominium complex, fully decorated and furnished, ready to be promoted as rental units within the new assisted-living community. In addition to the initial investment, the HIMA CEO said it will invest $5 million to develop a series of tailored services for the new tenants.
Given the complex’s enviable location in the heart of Condado, one of Puerto Rico’s premier tourism districts, seniors living at The Residences will be within walking distance of supermarkets, restaurants, cultural activities, medial facilities and major highways. Onsite concierge services will be available for residents to schedule medical appointments, run special errands and/or for assistance during special events.
“This innovative concept marks a step in the right direction to develop customized facilities to care for our seniors, who represent the fastest-growing segment of our population. From a healthcare point, HIMA’s diversified medical services will be incorporated in the 24-hour services provided to tenants at The Residences to assist them with their ongoing health therapies, treatments and preventive care. It will be an all-around wellness concept,” Rodríguez continued. New tenants will also have access to Gallery Plaza’s state-of-the-art gym and wellness center, maid services, beauty salon and food delivery services.
